Lennox in San Mateo

Lennox in San Mateo kitchens.

San Mateo is mid-Peninsula, milder than the fog belt to the north and warmer than the coast, and it's also where I keep a technician living full time, so it's home turf for us the same way San Ramon is for the rest of the fleet. The city runs from the older ranch homes in San Mateo Village and Baywood to the restaurant and retail corridor along 25th Avenue and B Street, with condos and apartments filling in near downtown. Lennox equipment here spans ducted furnaces in the older single-family stock to ductless mini-splits in the condos that never had room for ducting. We cover San Mateo alongside Burlingame, Belmont and Foster City, all a short drive for the same technician.

ADRIUM Service Solutions handles HVAC through Bay Area HVAC Service, and while the company is based in San Ramon, our Peninsula technician actually lives in San Mateo. Andrew Kuznetsov is EPA Section 608 Universal certified and the company holds CSLB #1136642. The $99 diagnostic is credited toward the repair, you get a written quote first, and we're on call seven days.

Lennox systems are solid performers on the mid-Peninsula's mild swings, and I'll give you the same honest note I give everyone. The control boards and modules are proprietary and stay inside a dealer-restricted channel, so a Lennox part can take longer to arrive than the Carrier or Trane equivalent. Being based right here on the Peninsula, our technician gets to you fast. The part still ships on its own schedule, and I tell you that straight.

Common repairs we do

What we close on the truck.

  • iComfort thermostat losing communication with the furnace control board. On communicating Lennox systems, a wiring issue or a failing control board can break the signal between the iComfort thermostat and the furnace, and the thermostat throws a fault code instead of running the system. I read the actual fault code off the board before replacing either the thermostat or the module.
  • Run capacitor failure in San Mateo Village's older two-stage condensers. The ranch homes in San Mateo Village carry two-stage Lennox condensers that have been running every summer for years, and the run capacitor is usually the first thing to weaken, showing up as a compressor that struggles to start on the hottest afternoons. I test it under load instead of replacing it on age alone.
  • Blower wheel dust buildup tripping the high-limit switch. Furnaces in older Baywood and Aragon homes that haven't had regular filter changes build up dust on the blower wheel until airflow drops enough to trip the high-limit switch mid-cycle. I clean the wheel and check static pressure rather than just resetting the limit and calling it done.

FAQ

Lennox in San Mateo questions, answered.

  • Since you're based in San Ramon, how does San Mateo get served?
San Mateo is different from the rest of our territory because our Peninsula technician actually lives here. This is his home base the same way San Ramon is the company's, so response in San Mateo itself is about as fast as it gets.
  • Can a Lennox system handle a condo near downtown without ductwork?
Yes. A ductless Lennox mini-split handles the condos along 25th Avenue and B Street and the rest of downtown just fine without adding ducts. We size it to the unit and quote it in writing.
  • My furnace in Baywood is original to the house. Should I repair or replace it?
It depends what's failed and how the heat exchanger looks. I inspect it honestly and give you both numbers in writing so you can decide, rather than pushing replacement by default.
