The flatlands hold older bungalows and stucco homes, many with original wall furnaces and gravity systems, while the hills above Highway 13 carry larger homes with full Lennox forced-air and heat pump systems. Lennox makes an efficient system and a hill home with a tuned XC condenser stays comfortable through the warm spells. My straight word is on parts. Lennox keeps proprietary boards and modules inside its dealer channel, so when an Oakland Lennox needs a specific control, expect a longer wait and a higher part price than the Carrier or Trane version. I would rather set that expectation at the estimate than after.

What we close on the truck.

  • Hill-home XC condenser overheating on debris. Up in the Oakland hills the XC condensers pack with leaf and needle debris off the surrounding trees, the coil chokes and the unit trips on high pressure. I clear and wash the coil, check the fan motor and capacitor, and verify the refrigerant charge after.
  • Wall furnace replaced with mini-split in flatland homes. A lot of flatland bungalows still run an old wall furnace with no ducts. When it fails I retrofit a Lennox ductless mini-split rather than try to revive a dead gravity furnace. I size the head to the room and handle the line set and the electrical cleanly.
  • iComfort losing zoning control. On the larger hill homes with zoning, the iComfort control loses a zone damper signal and one part of the house stops responding. I trace the damper motor and the zoning board, since the failure is usually a damper actuator rather than the expensive main control.
