Richmond has a lot of pre-war and postwar housing that never had central air. The older Craftsman blocks near Point Richmond and the mid-century flats inland both lean toward ductless as the practical add-on. Gree sells more residential mini-splits than any other manufacturer on the planet, and a fair number of them land in the East Bay. The salt-influenced air off the bay here is harder on outdoor coils and electrical terminals than what we see in Livermore or Danville, so corrosion on the condenser is something we actually check for on Richmond units, not as a box-tick item.

When a Gree unit comes in for diagnosis, we start by pulling the fault codes from the control board. The Flexx and Sapphire lines log them directly; older Vireo units need a button sequence on the indoor head. We read those before we touch anything else. From there we go to the thermistors, the inverter board voltages, and the refrigerant pressures, in that order. We do not swap parts to see what sticks. On the outdoor unit we look at the coil fins and terminal block for the early corrosion that shows up faster near the shoreline than it does further inland.

We operate out of San Ramon as the Bay Area HVAC Service division of ADRIUM. The diagnostic fee is $75, and we waive it when you move forward with the repair. You get a written quote before we do any work. We hold EPA Section 608 Universal certification for refrigerant handling and carry CSLB license 1136642.   • Blower Wheel Buildup and Reduced Airflow. Richmond's older housing tends to generate more particulate than newer construction, and Gree wall heads accumulate it on the blower wheel faster than most owners expect. The symptom is airflow that drops noticeably and sometimes a musty smell at startup. The wheel itself gets so loaded that it goes out of balance and starts vibrating. We pull the head, wash the wheel and evaporator coil, and check the motor current draw before reinstalling.
  • Condensate Drain Clog and Cabinet Dripping. High-humidity days are not rare near the bay, and Gree indoor heads produce more condensate than they would in a dry inland climate. The drain pan and drain line can clog with algae or debris within a season or two. When that happens the unit typically throws a protection code, shuts down the compressor, or just drips down the wall. We clear the line, flush the pan, and check that the head is still level, because a slightly tilted installation makes this fail faster.
  • Inverter Board Fault or Thermistor Failure. The inverter-driven compressor circuit in Gree systems is competently engineered, but the control and thermistor parts are specific to the model series. Gree is the actual factory behind a lot of OEM brands, which means the parts pipeline is real, though it does not move as fast as what we see with Daikin or Mitsubishi. A thermistor reading out of range will log a specific fault code and prevent the unit from starting. We confirm the fault code, test the component, and source the correct part before quoting the repair.

    The $75 covers a full fault-code read, a refrigerant pressure check, electrical testing at the indoor and outdoor units, and a written quote with a specific number before any work starts. If you approve the repair the same visit, we waive the $75 entirely. Completed repairs carry a one-year warranty on parts and labor.
