Gree in Portola Valley
Gree heating and cooling in Portola Valley.
Portola Valley sits in oak-and-redwood hills off Alpine Road and Portola Road, with large custom homes on wooded acreage, mid-century modern houses in the Ladera-adjacent pockets, and ranch properties toward Skyline. A good number of these homes run standalone Gree wall units or multi-zone systems, often added to a mid-century house where running new ductwork through the existing structure was not practical, or to a wing added later without disturbing the original layout.
This is a wildfire-aware community, and PG&E public safety power shutoffs come often enough that homeowners ask us about backup strategy on nearly every visit. A Gree heat pump zone draws less than most whole-house systems, so it is a reasonable piece of a backup plan for keeping one or two rooms comfortable off a generator or battery. When a unit goes down we pull stored fault codes from the indoor head first. Gree's control boards run a fairly standardized protocol across the Flexx, Livo, and Sapphire lines, so we can usually tell a refrigerant-side fault from a board or thermistor issue without guessing, which matters when a shutoff and hard restart is the more likely cause than wear.
Bay Area HVAC Service is the division that handles this for us, based out of San Ramon. The $99 diagnostic fee comes off the total if you move forward with the repair, and you get a written quote before we open anything up. Our techs carry EPA Section 608 Universal certification, and the company holds CSLB license 1136642. Gree repairs carry a one-year warranty on parts and labor. A new system installed through us comes with a 10-year parts warranty, with labor at 2 years standard (10 years on our maintenance plan).
Common repairs we do
What we close on the truck.
- Condensate drain clog and secondary pan overflow. In the shaded oak-and-redwood pockets of Portola Valley, Gree cassette and high-wall heads stay damp for much of the year, and algae collects in the drain pan and blocks the outlet. That trips the float switch and shuts the unit down on an E6 or drain-protection code, often on a unit nobody has checked since the last power shutoff. We flush the pan, clear the line, treat for growth, and correct the drain slope if it was installed too shallow to begin with.
- Blower wheel dust accumulation and airflow restriction. After five or more seasons without service, the squirrel-cage wheel on a Gree wall unit picks up a felt-like coating of dust and dander, and properties out toward Skyline with long dirt or gravel access roads see this build up quicker than most. Air throw drops off and the evaporator starts icing at the tips once airflow can no longer keep up with the heat load. We remove the wheel, clean it separately, inspect the coil behind it, and verify airflow is back in spec before we close it up.
- Thermistor drift or inverter board codes on a multi-zone Gree setup. One inverter board on the Gree Multi+ outdoor unit runs multiple indoor heads, so after a PG&E shutoff and a hard restart, a single thermistor reading out of range can put the entire system into protection mode rather than just one zone. We confirm exactly which sensor is at fault instead of assuming the outage caused lasting damage. Sourcing parts for an out-of-warranty Gree inverter board is workable since Gree manufactures equipment for other brands too, but expect longer lead times than a Daikin or Mitsubishi factory channel, and we say so upfront.

FAQ
Gree in Portola Valley questions, answered.
-
Is Portola Valley in your regular service area, or is it too far from San Ramon?
It is regular territory for us. Count on 50 to 60 minutes, south on 680 and then across on 92 or 280. Portola Valley rides on the same Peninsula route day as Hillsborough, and you get a written arrival time once your appointment is confirmed. -
Does Gree make sense for a home here that is planning around power shutoffs?
For a single zone or a supplemental system, yes. Gree is the actual manufacturer behind a lot of equipment sold under other labels, so the hardware performs well for the price, and a right-sized unit is efficient enough to run comfortably off a generator or battery during an outage. The tradeoff is that factory-authorization and parts depth sit a step below Daikin or Mitsubishi, which matters more on a primary whole-house system than on one zone. We go through the tradeoffs at the estimate. -
What is covered in the $99 diagnostic, and what is the warranty on the repair?
For $99 you get the full diagnostic: fault code pull, refrigerant pressure test, a look at the electrical components and control board, and a written breakdown of findings plus repair pricing. Go ahead with the repair that same day and the $99 comes off what you owe. Our repair work carries a one-year parts and labor warranty, and a new system installed through us is backed for ten years on both parts and labor.
