Gree wall heads and heat pump systems are common out here in homes that were built without ducts, but the equipment takes a different kind of wear than it does inland.

Salt air is hard on any outdoor condenser, and Gree units are no exception. The aluminum coil fins corrode faster than they would twenty miles inland, and that corrosion restricts airflow and raises head pressure gradually, often mistaken for a refrigerant problem when it's really an airflow problem building for months. Electrical terminals at the outdoor disconnect and control board connections corrode too, and a loose or oxidized terminal can mimic a control board fault convincingly enough that we always check the terminal itself before we ever consider replacing a board. Some Gree condenser coils are available with a protective coating on the fins that resists this corrosion meaningfully better than a bare aluminum coil, and out here it's worth asking about specifically when you're comparing equipment, since not every distributor stocks the coated version by default.

  • Corroded coil fins and outdoor terminals from salt air. Outdoor units within a mile or two of the coast pick up a fine salt film that accelerates corrosion on the aluminum coil fins and on the electrical terminals at the disconnect and control board. Corroded fins restrict airflow gradually, pushing head pressure up until the compressor trips on high-pressure protection, and a corroded terminal connection can produce an intermittent fault that looks electrical but isn't a board failure at all. We clean and treat what can be saved, check every accessible terminal for oxidation, and tell you honestly when a coil has corroded past the point where cleaning helps.
  • Condensate drain algae growth from near-constant fog. Because the marine layer keeps humidity high along the Coastside almost year-round, the condensate drain line rarely gets the chance to dry out the way it would in a drier inland climate, and algae and biofilm build up in the line faster as a result. The float switch trips more often here than in San Ramon or the Tri-Valley for that reason alone. We flush and treat the line and pan, and on units that see this repeatedly we recommend a maintenance schedule suited to the coastal humidity rather than a generic annual visit.
  • Moisture intrusion into the outdoor control board compartment. On older Gree outdoor units, the gasket sealing the electrical compartment can degrade after years of salt fog exposure, and once that seal fails, moisture works its way onto the control board itself, causing intermittent faults, failure to start, or erratic cycling that's hard to pin down without opening the unit. We check the compartment for moisture and gasket condition as a standard step on any Coastside call before assuming a board failure requires full replacement.
