Daly City sits right where the marine layer piles up before it spills into the rest of the Peninsula, and John Daly Boulevard and Top of the Hill see fog on days when San Ramon is sitting in full sun. The Doelger-built tract homes in Westlake and the older flats near Mission Street were built without ducts, so Gree wall-mount heads and Flexx multi-zone systems are a common retrofit. Because the weather here runs cool and damp for most of the calendar, these systems spend far more hours in heat mode than they would inland, and that changes what actually breaks.

When we get a call in Daly City we pull the fault history off the indoor and outdoor board before opening anything up.   • Defrost thermistor fault on heat pump units. Because Daly City stays mild and foggy through most of the year, Gree Sapphire and Flexx systems here spend a much larger share of their runtime in heat mode than they would in a hotter inland city, and that means far more defrost cycles. A defrost thermistor that reads slightly out of range causes the outdoor coil to frost over and stay frosted, or triggers a repeating fault code that resets and comes back within the hour. We check the thermistor's resistance against Gree's temperature curve at the measured ambient before we replace anything, since a reading that looks marginal at 48 degrees is often within spec.
  • Condensate drain algae clog and float lockout. A drain line that never fully dries out because the fog keeps humidity high month after month grows algae and fine slime faster than the same line would in a drier city, and that buildup eventually partially blocks the pan drain. Most Gree wall units use a float switch to shut the unit down before the pan overflows, so the first sign is usually a fault code and a dead unit rather than visible water. We flush the line, clean the pan, and test the float switch before we call the job done, and we replace the switch if it's stuck rather than just clearing the clog and moving on.
  • Blower wheel fouling in Westlake tract homes. The 1950s Doelger homes in Westlake were built tight and mostly without attic ventilation added later for the mini-split lines, and the indoor blower wheel on the wall head collects a mix of household dust and fine fog-carried grit faster than we see in newer construction. A loaded wheel throws the fan off balance and cuts airflow enough that the unit short-cycles or hits an indoor fan fault. We pull the head, soak and scrub the wheel, and clean the coil behind it before checking airflow again.
