That film raises head pressure and cuts cooling capacity the same way dirt does, but it takes a stronger degreasing wash to actually clear it. I check for this specifically on calls from that part of town.
- Condensate drain algae clogs from a long AC season. San Mateo's warmer summers mean the AC runs enough hours to grow algae in the condensate drain line, and a clogged drain trips the float switch and shuts the whole system down as a safety measure. The homeowner sees no cooling and assumes the compressor died. I clear the line and flush it, and I add a trap or tablet feed if the drain is prone to it.
- Furnace igniter wear in older downtown retrofits. A lot of the older homes near downtown got forced air added well after the house was built, squeezed into a small closet with tight clearances.
