  • Reversing valve failure on Goodman heat pumps. San Carlos has a lot of heat pump conversions, and the reversing valve is the part that switches the system between heating and cooling. When it sticks, the heat pump blows cold air on a heating call or will not switch to cooling at all. I test the valve coil and pressures before condemning it, since a stuck solenoid is a cheaper fix than a full valve replacement.
  • TXV sticking and coil icing in older bungalow ductwork. The bungalow neighborhoods near Laurel Street often run ductwork sized for a smaller system than what got installed later. When the thermostatic expansion valve sticks partly closed, the evaporator coil ices over and the home stops cooling. I check superheat and subcooling before I decide if the valve needs replacing or the duct sizing is the real issue.
  • Condensate drain clogs and float switch trips. Furnace closets in San Carlos bungalows are tight, and the condensate line running out of them clogs with algae over a season or two. The float switch does its job and shuts the system down before it floods the closet, which reads to the homeowner as the AC just stopping cold. I clear the line and check the switch rather than replacing parts that are working correctly.
