- Zone board failures on large multi-zone systems. - Reversing valve sticking on idle outbuilding heat pumps. Heat pumps serving detached offices and ADUs toward Skyline sit idle for weeks between uses, and the reversing valve sticks between modes as a result. The system blows the wrong temperature the next time it gets turned on. I check the valve and solenoid before any bigger work, especially if the unit sat through a PSPS event without power.
- Condensate overflow on closet air handlers. Air handlers in utility closets on these properties back up at the drain and trip the float switch, shutting the system down without anyone noticing right away since the closet is rarely checked. I clear the line and test the safety switch so the failure does not repeat the next time the system runs hard or the power goes out and back on.
