Goodman in East Palo Alto

Goodman in East Palo Alto kitchens.

East Palo Alto is a working family city, and the housing mix leans toward duplexes, rental units and smaller single-family homes rather than the larger estates you find a few miles away on the rest of the Peninsula. A lot of that housing stock is older, and the HVAC equipment inside it has usually been run hard for years with maintenance deferred between tenants or owners with tight budgets.

Goodman fits this market because it is affordable to buy and, since Daikin makes the parts, affordable to keep running. What I see most in East Palo Alto is not exotic Goodman failures. It is normal wear that went unaddressed longer than it should have, because nobody caught it early in a rental unit that changes hands every few years.

ADRIUM Service Solutions is based in San Ramon and runs HVAC through Bay Area HVAC Service. We keep a technician on the Peninsula in San Mateo County, covering East Palo Alto along with Palo Alto and Menlo Park next door. EPA Section 608 Universal certified, CSLB #1136642. We credit the $99 diagnostic toward the repair, give a written quote, and run 7 days a week.

Common repairs we do

What we close on the truck.

  • Blower motor and capacitor wear from years of deferred maintenance. In a lot of East Palo Alto rentals, nobody changes the filter on a schedule, and the blower motor works harder than it should for years before anyone calls. By the time I get out there, the blower capacitor is usually the first thing to fail, and the motor bearings are not far behind. I check both together instead of just swapping the cheap part and hoping.
  • Missing common wire causing smart thermostat faults. Older East Palo Alto homes and duplexes were wired for a simple thermostat, and a newer smart thermostat installed later sometimes has no common wire to run on. The system short cycles or the thermostat screen goes blank randomly. I check the furnace board for a spare terminal or add a common wire adapter rather than blaming the Goodman equipment.
  • Igniter and inducer motor failures in older gas furnaces. A good share of East Palo Alto's older gas furnaces are old enough that the hot surface igniter and draft inducer motor are due for wear, and a no-heat call with a lockout code usually traces back to one of those two parts. Both are inexpensive to replace, and I carry them on the truck for exactly this reason.

FAQ

Goodman in East Palo Alto questions, answered.

  • Do you actually come out to East Palo Alto, or just the wealthier Peninsula cities?
We cover East Palo Alto the same as anywhere else on our Peninsula route. We keep a technician based in San Mateo County covering this city along with Palo Alto and Menlo Park, so response here is local, not an afterthought.
  • My rental unit's furnace has not worked right in a while. Is it worth fixing?
Usually yes. Most of what I find in East Palo Alto is ordinary wear from deferred maintenance, not a fundamentally broken system. I give the owner or property manager a written quote so the repair decision is based on real numbers.
  • The thermostat screen keeps going blank. Is that the furnace?
Often it is a missing common wire, especially in older homes wired before smart thermostats existed. It is a wiring fix, not a sign the furnace itself is failing, and I check that before recommending any equipment repair.
