Carrier in South San Francisco

Carrier in South San Francisco kitchens.

South San Francisco carries two identities. Up on the hillsides around Sign Hill, Winston Manor and Buri Buri, it's mostly 1940s through 1960s single-family homes with builder gas furnaces and add-on AC. Down along the bay flats, the city is biotech campuses and industrial buildings, the kind of skyline that gave the city its old hillside sign reading 'The Industrial City.' Our residential work is up in the neighborhoods, and we also route through neighboring Brisbane, San Bruno, Daly City and Millbrae on the same trip.

The hillside homes here get more direct afternoon sun than the coastal cities just north, so AC load runs a bit heavier than in Daly City or Pacifica, especially on the Buri Buri side that faces inland. A fair number of these houses run a single older Carrier or Bryant condenser paired with an aging furnace, both original to the house.

This runs through Bay Area HVAC Service out of San Ramon. I carry EPA 608 Universal certification and CSLB #1136642, we're out 7 days a week, and the $99 diagnostic gets credited toward the repair. Every quote is written, not verbal.

Common repairs we do

What we close on the truck.

  • Weak cooling in inland-facing hillside homes. Winston Manor and Buri Buri homes catch more afternoon sun than the coastal side of South San Francisco, and an aging Carrier condenser that used to keep up starts falling behind on the hottest days. Before assuming the unit is just worn out, we check the charge and the coil condition, since a dirty coil losing capacity is a cheaper fix than a full replacement.
  • Furnace inducer motor failure in original builder units. The inducer motor pulls combustion gas out through the flue, and on the original furnaces still running in a lot of these homes, it wears out and the furnace locks out on a safety code rather than lighting. We pull the fault code, confirm the inducer is the cause, and quote the part rather than guessing.
  • Thermostat wiring faults in homes with old add-on AC. Where AC was added years after the original furnace, the low-voltage wiring between the thermostat and the air handler is often patched or spliced from that retrofit, and a loose connection there causes the system to run the wrong stage or not start at all. We trace the wiring back to the source instead of just swapping the thermostat.

FAQ

Carrier in South San Francisco questions, answered.

  • Do you handle homes near the biotech campuses, or just the industrial side of town?
Our work is residential, in the neighborhoods up around Sign Hill, Winston Manor and Buri Buri. We're not doing rooftop package units on the biotech buildings, but we cover every house in South San Francisco and the neighboring streets in Brisbane.
  • How far out is your technician for South San Francisco calls?
We keep a technician based on the Peninsula in San Mateo who handles this stretch of the North Peninsula, so South San Francisco isn't waiting on someone driving over from San Ramon every time.
  • Is my old furnace worth fixing or should I replace it?
We check the heat exchanger and the safety controls before answering that honestly. If it's a motor or an igniter, it's usually worth fixing. If the exchanger is cracked, we say so and quote replacement instead.
