  • Weak contactor and capacitor from deferred maintenance. When a system has gone years without a service call, the compressor contactor pits and the run capacitor weakens quietly until the unit either will not start or will not shut off. I test both parts on any older system here rather than waiting for a full failure to force the issue.
  • Miswired thermostat from a prior low-cost repair. I have found thermostats in East Palo Alto rentals wired to the wrong terminals from an earlier quick fix, which causes short cycling or a furnace that runs but never satisfies the thermostat. I trace the low-voltage wiring back to the furnace board before assuming the thermostat itself is bad.
