When that valve sticks, the system either starves for refrigerant and loses cooling or floods and risks the compressor. We check superheat and subcooling to confirm the valve before replacing it.
- Condensate drain clogging in downtown flats. The older furnace and air handler setups near downtown San Carlos often have condensate lines that were never sloped quite right, and algae builds up over the years. When the line clogs, the float switch shuts the system down or, worse, it does not and water backs up. We clear the line and check the switch so the shutdown works the way it is supposed to.
- Water heater thermocouple and pilot failure. Older American Standard gas water heaters in the San Carlos flats still run standing pilot ignition in some cases, and the thermocouple wears out and stops sensing the flame. The unit shuts off gas as a safety response. We replace the thermocouple and confirm the pilot holds steady before we leave.
